What is Hardwood Flooring Refinishing?
It’s the process of sanding down a hardwood floor’s surface to remove the old finish, scratches, and wear, and then applying new stain and protective topcoats. Hardwood resurfacing is an economical option when your hardwood floor is showing signs of wear, as it restores the floor to its original beauty without the cost or waste of replacement, as the existing boards are preserved. It differs from recoating (also called screening), which only applies a fresh protective layer without sanding down to the bare wood. Hardwood floor sanding and refinishing is a lighter and less invasive option for floors with minor wear.
Refinishing Process
First the room is emptied of furniture and decor and sealed off to contain sanding dust from spreading into other rooms. The floor is sanded with an electric sander in multiple passes, with progressively finer grit sandpaper. This removes the old finish and smooths the wood surface. Damaged boards are repaired or replaced and gaps or imperfections are filled before finishing begins. New stain is applied followed by multiple coats of protective protective finish; usually an oil or water based polyurethane. Each coat must dry before the next one, with the floor ready for light foot traffic after 24 – 72 hours and a full cure taking up to 2 weeks. Each time wood is refinished a thin layer is removed so it is worth tracking how many times it has been down. Solid wood planks can be refinished 4 – 6 times, depending on the thickness above the tongue-and-groove. You can typically resurface engineered wood floors 1-3 times before the end of their useful life.
Signs a Floor Needs Refinishing
Indications that a floor needs refinishing are seen when there are dents, scratches or gouges that go beyond the surface of the wood. Additionally, high traffic areas can become dull, faded and worn, which indicates the protective layer has worn down. Water stains, discoloration, graying of the wood and visible gaps between the boards are all signs that the surface needs to be refinished. Sometimes home owners just want to change the stain color, which is reason enough to refinish the floors. Stair refinishing might be required if there is heavy wear due to foot-traffic.

Hardwood Refinishing Cost
The cost for hardwood floor refinishing services is usually determined by the total square footage of the area being refinished. The extent of the repair work needed, such as filling gaps or fixing squeaks, affects the labor cost. Whether the stain color is changed and the type of finish used is also taken into consideration. Oil-based finishes add durability but have a strong odor and take longer to dry. Water-based finishes offer durability, have lower odor, and dry faster. Dustless or dust-containing equipment can reduce mess and cleanup, but can also add to the floor refinishing cost per square foot.
Comparing Refinishing vs Replacement
If there is sufficient wood surface above the tongue-and-groove and the floorboards are otherwise in good condition, hardwood floor resanding is almost always preferable to replacing them. Wood floor refinishing is typically a lot less expensive than removing and reinstalling hardwood. It preserves the existing planks, which are usually thicker and higher quality than the flooring products on the market today. It’s also more sustainable as it avoids the material waste of tearing out and replacing the existing floorboards. It allows the homeowner to revitalize their hardwood flooring and even change the stain color or finish sheen without a full replacement. The same principle applies to resurfacing engineered wood floors.
Maintenance After Hardwood Refinishing
Avoid replacing rugs and furniture on the floor for 1-2 weeks to allow for the finish to fully cure. When replacing the furniture, make sure to lift it, as dragging furniture can scuff or gouge the finish that has not fully cured yet. Full cure time for a polyurethane finish can take 2 – 4 weeks, so while it might feel dry to the touch, it is still setting under the surface. Make sure to sweep or dust-mop regularly to remove dirt or grit that could scratch the new finish over time. Make sure to clean up spills immediately to prevent moisture from sitting on the surface. Only use cleaners specially formulated for hardwood floors, as other types could dull or damage the finish over time. Recoat the protective finish every 3-5 years to replace the coating before it reaches the bare wood. Proper care and maintenance can extend the time between resurfacing hardwood floors by several years to a decade.
